Our Six-Step Hot Water Extraction Process
Professional hot water extraction works in six steps. Pro Carpet Steamer inspects the carpet, applies a pre-treatment that loosens bonded soil, forces heated water and solution into the pile and vacuums it straight back out, treats any remaining spots, grooms the fibers, then inspects the finished rooms with you.
Inspection
We begin with a thorough inspection of your carpets to identify problem areas and determine the best cleaning method. We walk each room with you, note the traffic lanes, the spots and any pet areas, and check the fiber and the condition of the pile. Different fibers take different pressure and different solutions, so this is the step that decides how the rest of the visit is run.
Pre-Treatment
We apply a pre-treatment solution to break down dirt and stains, making them easier to remove during the cleaning process. The solution needs a few minutes on the carpet to work, and that dwell time is where most of the soil is released from the fibers. The pre-treatment is eco-friendly and non-toxic, like everything else we bring into the house.
Hot Water Extraction
Using our powerful steam cleaning equipment, we deep clean your carpets, removing dirt, allergens, and bacteria. Heated water and cleaning solution go into the pile under pressure and are vacuumed straight back out in the same pass, so the soil leaves with the water instead of settling back into the carpet. This is the step a household vacuum cannot reproduce.
Spot Treatment
We give special attention to stubborn stains, using targeted treatments to remove them effectively. After the extraction pass we go back over the carpet and look at what is left. Some marks need a second, more specific product and a second rinse. We also tell you honestly when a mark is permanent damage to the fiber rather than soil sitting on it.
Grooming
We groom the carpet fibers to accelerate drying and leave your carpets looking refreshed. Grooming stands the pile back up after the wand has passed over it, which opens the carpet to airflow and shortens the drying time. Most carpets are dry within four to eight hours, and opening a window or running a fan brings that down further.
Final Inspection
We conduct a final inspection to ensure that you're completely satisfied with our work. We walk the rooms with you before we pack up, so anything that still needs attention gets it while the equipment is in the house. We also tell you what to expect as the carpet dries and when it is safe for children and pets to be back on it.
Why Hot Water Extraction Protects Your Carpet
Carpet wears out from the soil inside it, not only from feet on top of it. Grit works its way down into the pile and cuts at the fibers every time someone walks across them, and a household vacuum lifts only what sits near the surface.
Hot water extraction reaches the rest. The heated water and the cleaning solution release the soil bonded to each fiber, and the vacuum removes it in the same pass rather than leaving it in the carpet to dry back in.
Pulling the water out in that same motion is the part that protects the carpet. A carpet left wet takes far longer to come back into use, so the extraction pass matters as much as the cleaning pass. Grooming the pile afterward helps for the same reason, because air moves through a carpet that is standing up.

What to Expect on Cleaning Day
Move what you can before we arrive. Small furniture, floor lamps, toys and anything breakable are the easiest things to clear, and clearing them lets us clean the whole floor rather than around it.
We work seven days a week between 8:00 AM and 7:00 PM. The visit follows the six steps above in order, and we will tell you as we go which step we are on and what we found.
Carpets are damp, not soaked, when we leave. Most are dry within four to eight hours depending on humidity, airflow and the carpet itself. Walk on damp carpet in clean socks rather than shoes, keep pets off until it is dry, and open a window or run a fan to speed it up.
